Does sectional title insurance cover damage caused by ants, rats, birds or termites?

It’s a question we receive surprisingly often.
The short answer - Almost always, No.

Most body corporate insurance policies specifically exclude damage caused by:
• insects
• vermin
• birds
• domestic pets

While insurance covers sudden and unforeseen events, infestations and animal damage are generally regarded as maintenance or risk management issues, not insured perils.
