The most misunderstood area in PA? It’s York County and I have receipts. 👇

Here are 5 things about York County that prove there’s way more here than meets the eye:

1) The history is unreal (hello, Colonial architecture + the York County History Center that locals love).

2) The cost of living is more reasonable than people assume—especially compared to bigger PA metros.

3) The community shows up: First Friday in Downtown York, local makers, and small businesses that genuinely support each other.

4) The food + drink scene punches above its weight (Central Market York, craft breweries, and some seriously solid local spots).

5) There’s always something going on—festivals, markets, baseball nights at WellSpan Park, and weekend events all year.

The worst real estate advice in York County, PA sounds right until it costs you money.

I hear the same myths every week. From clients, from DMs, from people repeating something they read online without checking if it actually held up.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.

I'd rather be the agent who gives you the honest answer now than the one who stays quiet and lets you learn it the hard way.

If something on this list surprised you, send me a message. I'd love to hear which one (and answer the questions you've been holding onto).

A few things you'll never catch me doing as a York County, PA realtor. 🛑

Real estate can feel like a sales game from the outside, and I get why!

Some people are simply focused on hitting the number, closing the deal, and moving on to the next one. That's just never been the way I want to work.

For me, this job is so much more than handing over a set of keys.

It's helping someone find a place that actually fits the way they want to live here in York County—from York and Red Lion to Hanover and Shrewsbury—and being someone they can count on long after the closing paperwork is done.

The agents worth working with are the ones who treat your money, your time, and your future like it matters.

If you've been looking for someone who'll be honest with you even when it isn't the easy thing to say, I'd love to chat.

3 homes for sale in York County, PA I did a double take on. 👀

My clients ask me all the time: which is better, new construction or resale?

Honestly, there's no wrong answer. It really comes down to the kind of lifestyle you're after and how much you want to make the place your own from day one.

🔨 Newer builds are the move if you want lower maintenance, better energy efficiency, and something you can settle into without lifting a finger.

🏡 Resale tends to win on established neighborhoods, character, and usually a better location for the price.

These three listings are a perfect example of how different that can look at a similar price point.

If any of them caught your eye or you want the full details, I've got you.

Comment HOMES and I'll send you all the info on these listings plus a few more that didn't make the post.
