An AC leak can start with something as simple as a clogged condensate drain line… and if it’s left alone, it can turn into damaged drywall, wet flooring, microbial growth, and thousands of dollars in repairs.

The good news? Most of these problems are preventable.

A few simple habits can make a huge difference:
• Schedule routine HVAC maintenance at least once or twice a year.
• Replace your air filter regularly to keep the system operating efficiently.
• Flush the condensate drain line periodically to help prevent clogs and water backups.
• If you notice water around your air handler, a musty odor, or your AC shutting off unexpectedly, don’t ignore it. Small issues rarely stay small.

As mold assessors, we often see the damage after the leak has already been happening for weeks or even months. Preventive maintenance is almost always less expensive than repairing water damage and dealing with hidden moisture.

Everyone worries about roof leaks.

Very few people think about what happens after the rain hits the ground.

Without properly functioning gutters and drainage, rainwater can repeatedly saturate the soil around your foundation. Over time, that moisture can migrate beneath flooring systems, especially around exterior walls and slab edges, leading to elevated moisture levels where you least expect them.

By the time flooring starts to cup, separate, or smell musty, the damage has often been developing for months.

This home had no plumbing leak. No roof leak. The problem started outside.

Sometimes the biggest indoor moisture problems begin with poor water management around the home.

One of the biggest misconceptions we see is that if there’s no stain on the wall, there can’t be a moisture problem.

Unfortunately, hidden leaks don’t always announce themselves. Moisture can build up behind tile, drywall, or cabinetry long before you see discoloration, bubbling paint, or visible mold.

That’s why our inspections don’t stop at what the eye can see. We use professional moisture mapping, thermal imaging, psychrometric data, and investigative techniques to identify problems before they become expensive repairs.

If something in your home doesn’t feel right, trust your instincts. A musty odor, elevated humidity, or recurring symptoms may be your home’s way of telling you there’s more happening behind the walls.

If I see a brand new panel under a sink… I’m taking a closer look.

One of the most common things we find during inspections is a fresh piece of paneling installed to cover the bottom of a cabinet after a leak. Sometimes it’s an innocent cosmetic repair. Other times, it’s hiding water damage, elevated moisture, or concealed microbial growth underneath.

That’s why we don’t stop at what looks new. We remove access panels when appropriate, use moisture meters, borescopes, thermal imaging, and investigate beyond the surface. What looks like a brand new cabinet can tell a very different story once you start looking underneath.

If you’re renting, buying, or moving into a new home, don’t assume “new” means “problem solved.”

Your HVAC system is your home’s lungs.

Every time it runs, it’s moving thousands of cubic feet of air throughout your home. If the blower wheel, evaporator coil, drain pan, or ductwork are dirty or contaminated, that air carries more than just conditioned air.

A clean HVAC system can improve airflow, efficiency, and indoor air quality. That’s why we don’t just look for mold. We inspect the entire system, evaluate moisture conditions, identify hidden defects, and investigate why contamination developed in the first place.

When a water loss occurs, documentation can make all the difference.

One of the most important steps homeowners can take is hiring an independent third party to document the conditions before repairs begin. As licensed mold assessors and Certified Microbial Investigators, we work for our clients, not the insurance company and not the remediation contractor. That means our findings are unbiased, science based, and focused on accurately documenting the condition of the property.

A thorough mold inspection, moisture mapping, photographs, thermal imaging, psychrometric data, and laboratory testing, when appropriate, can help establish the extent of the damage and create a clear record of the environmental conditions at the time of the inspection.

Our role isn’t to repair the damage. Our role is to investigate, document, and provide objective information so our clients have the evidence they need to make informed decisions and support their claim when applicable.
