POV: you’re a buyer in today’s market and you’re house hunting for “the one.” 

First impressions matter, right? Most buyers know within the first THREE minutes of touring a home whether or not it feels right for them. 

Here’s why:

➡️ Your gut picks up on details pretty quickly - The flow, layout, and natural light can immediately make a space feel inviting or off-putting.

➡️ If you have to convince yourself, it’s not the one. A home should feel like a good fit, not a list of compromises. If you’re already talking yourself into it, you might end up regretting it later.

➡️ Look beyond cosmetic fixes - Bad paint job? Old flooring? Those are easy fixes. Pay attention to the things you can’t change like location, layout, and overall functionality.

➡️ Pay attention to your reaction - Are you instinctively drawn to certain spaces, or are you making excuses for what feels “off”? Sometimes your intuition knows before you do.

➡️ Think about your daily routine - Can you picture yourself coming home here? Where would you drop your keys, make your coffee, or unwind after a long day? If you can’t visualize it, that’s a red flag!

➡️ Trust your gut, but back it up with logic. Emotion plays a role in homebuying, but don’t ignore practical factors like storage space, commute time, and maintenance needs.

With that all being said, I know inventory is tight in the Wichita market right now, and buyers don’t have endless options. But that doesn’t mean you HAVE to settle for a home that doesn’t fit your needs. The key is knowing what’s worth compromising on and what isn’t!

If the home meets your must-haves, feels comfortable, and works for your long-term goals, it’s worth considering. But if something feels off and you’re struggling to picture yourself living there, trust your instincts.
