Finished my first puzzle 🧩 while on vacation. Ryan was supposed to help, but he only put two pieces together.

I just binge-watched this show -- all 15 episodes -- in a week. It was like watching a train wreck that you couldn't take your eyes off, and not in a bad way. The show was riveting! All of the characters were flawed in their own way and yet so perfect. As you learned their back stories, you started to love them for who they were. It you haven't watched, I highly recommend it, but you have to be able to stomach graphic hospital scenes -- not for my husband.

✔️ Plumbing lines

Recently I showed a beautifully flipped home with vaulted ceilings and exposed beams. Stunning… until I noticed nails from the roof protruding through the ceiling and missing insulation.

Eye candy is easy.

What’s behind the walls matters more.

Not all flips are bad — but not all are done well.

If you’re buying a flip, make sure you have someone who knows what to look for — and always get a thorough inspection (plus a sewer scope).

Pretty doesn’t always mean protected.
