Kathleen Lewek’s Sun City West October 2022 Status Update
Sun City West ended September by reaching 206 Active listings in the MLS vs. 206 last month and 50 a year earlier. The Active listings consisted of 179 Single Family Detached homes, 15 Gemini homes, and 12 Patio/Apartment/Townhouse style homes. List prices range from $205k for an apartment style home to $875k for a home with a pool on a golf course lot. All of these figures do change almost daily. The higher inventory of Active listings, longer time on the market, and increased number of listings that have reduced the listing price are indications that prices may have peaked. As a resident of Sun City West since 2011, I have dedicated my expertise to monitoring the real estate activity in the Recreation Centers of Sun City West community. Therefore, Corte Bella and the homes on the east side of El Mirage Road are not included in my recap unless a unit slipped thru the cracks (as they sometimes do).
There were 67 Closed transactions in September, vs. 84 in August, with 45 average days on the market, vs. 32 in August, and ranged from 0 to 161 days vs. 116 days max in August. Average days on the market are calculated using the first day “Active” to the date the property has an accepted Contract. Of the 55 closed SFD homes not on a golf course or with a private swimming pool, 15 closed at or slightly above the original “Listed price” (or 27%), and the remaining closed at less than the initial Listed price (73% vs. 62.5% in August) with those prices ranging from $315k to $579k. The average price per square foot for these homes was $243.74 vs. $244.61 for a golf lot home. The 7 SFD homes on a golf course without a pool closed at prices ranging from $500k to $720k, while the 1 with a pool but not on a golf course lot closed at $400k, or $287.56 per s.f. and the home with a pool on Briarwood golf course closed at $719k for $279.87 per s.f. The 8 Gemini homes closed at prices ranging from $250k to $430k, and the 4 Patio/Townhouse/Apartment Style homes closed at prices ranging from $225k to $415k.

Although our shopping centers, churches, banks, and medical buildings assist in making this a self-contained community, we do need to go outside our walls for fine dining. Although in the Sun City West zip code, Corte Bella is its own gated community and does not have access to the Sun City West Recreation Centers but does have a lower age restriction of 45. Additionally, not included are other communities in the 85375 zip code that have newer homes without age restrictions east of El Mirage Road and also do not have access to the SCW Rec Centers.

Kathleen Lewek’s Sun City West July 2022 Status Update
What a difference a year makes! Sun City West ended July 2022 with 140 Active listings in the MLS (vs. 37 a year ago and 64 the prior year) of which 127 were Single Family Detached homes (vs. 29 a year ago and 47 the prior year), 6 were Gemini homes, and 7 were Patio/Apartment style homes. List prices ranged from $249k for an apartment style home (vs. $225k a year ago and $129k two years ago) to $709.5kk for a home with a pool on a golf course lot (vs. $650 a year ago). Although prices have continued to increase dramatically, the higher inventory of Active listings, longer time on the market, and increase number of listings that have reduced the listing price indicates a changing market. It was interesting to note that several of the sellers using direct home buyers have had reduced pricing activities. For Sellers choosing to use these options, please consider first speaking with a Realtor that knows this community to obtain an accurate estimated value of your home to make an educated decision. Homes priced properly are converting from “Active” to “Closed” quickly. There were 57 Closed transactions in July (vs. 82 in July 2021), of which 13 closed at the “Listed price” (or 22.8% with average days on market of 21 days after adjusting for the 2 homes pre-sold). 12 closing at higher than list price (21.1% with average days on market of 13 days after adjusting for the K Hovnanian home on the market 250 days due to it being built during the listing period), and 32 closing at less than the initial Listed price (56.1% with 43 average days on the market). 47 SFD closed at prices ranging from $290k to $695k (vs. 47 SFD closed at prices ranging from $165k to $652k in July 2021), 6 Gemini homes closing at prices ranging from $262k to $350k (vs. 4 Gemini homes closing at prices ranging from $309k to $425k in July 2021), and 4 Patio/Townhouse/Apartment Style homes closing at prices ranging from $209.9k to $257.5k (vs. 9 Patio, Townhouse/Apartment Style homes closing at prices ranging from $163k to $280k in July 2021).
When analyzing all SFD homes the average “Closed” price year-to-date was $434.9k vs. $420.2 during the month of July (vs. all 2021 SFD homes the average “Closed” price year-to-date was $348k vs. $378k during the month of July 2021). Homes without a pool and not on a golf course lot were $405.1k vs. $409.7k in July (vs. 2021 SFD without a pool and not on a golf course lot were $325k vs. $354k in July 2021) and the one SFD home on a golf lot without a pool went closed at $390k in July (vs. SFD homes on a golf lot without a pool went from $459k to $499k in July 2021).
The above figures indicate my prediction of a stabilizing Sun City West market a few months ago appear to be coming to fruition.
