The issue is AFFORDABILITY for my niche of First Time Home Buyers. It’s a tension point. 🪢 I understand! Thsi Is the same Yueof market i boyfht my doest home in (now the Airbnb)! Until mortgage rates decline or new affordable housing becomes available, this will remain a stress point! If you prepare ahead of time and strategize, this coul be a great opportunity to buy real estate and esit for that equity to start accruing!

Currently we only have 2.58 months of supply for housing, which means our market is still doing really well comparatively to the nation! (Thank you remote workers of King County for purchasing in my niche area— Pierce County —because it’s WAY MORE AFFODABLE!)

As a Buyer, know that if your price point is in the affordable range, you’ll most likely be up against some competition as we walk into 2026 and as those ever so high interest rates continue to come down!

As a Seller, buyers remain cautious however, well priced homes will attract buyers, particularly those with secured financing!!!

The Housing Market Is Turning a Corner Going into 2026 After several years of high mortgage rates and hesitation from buyers, momentum is quietly building beneath the surface of the housing market.

After requesting the Sellers repair/replace items at the expertise of HVAC/AC, Roof, and Plumber Professionals, my buyers successfully negotiated an agreement with the Seller, and we are now Pending! Additionally, we were able to secure a price reduction!!!🤓🎉 I’m definitely feeling like it’s a 2017 market right now! Lots of negotiations going on!!!
