The value of your home will ultimately be determined by the market.

DOM (Days On Market)
How to achieve the lowest days on market at the highest valuation:
• Improve the condition of your property in advance of market presentation.
• Consider how your property will “show” to potential buyers.
• Research, compare and strategize to comprise the best listing price to achieve the desired result.
• Keep it simple for potential buyers: remove/replace items in advance you don’t want to convey with the property; have your schedule open and flexible for buyers to make appointments to view your property.
• Be very open to quickly adjusting the listing price if the property is not receiving contracts within the first few days on the market. Listen to the feedback from agents and their clients and immediately make the necessary adjustments. It almost always cost money not to act quickly.
• Buyers and agents will eliminate your property if they perceive that your list price is too high for the condition and/or location of your home.
• Offering competitive compensation to buyers agents should be considered at the beginning of the listing process.
• Keep in mind that price is your number one consideration in the selling process. If buyers do not perceive there is value in your home, there will be little to no activity on your property.

If you’re not receiving contracts on your home it’s not priced correctly.
The value of your home is determined by the market, NOT:
• What you have invested in it
• What you think you need to end up with
• What you want for it
• Your personal opinion of value
• What it was recently appraised for
• What you witnessed your neighbors’ home sold for
• What the tax assessor office recorded as your stated value
• What popular real-estate web sites determine your home value is (These sites make judgments based on algorithms and have never witnessed the actual condition of your home. They should be used as a guide not as a rule.)

Market value is determined by what a buyer is willing to pay for your property based on:
• Their perception of value of it’s current condition and location
• Competition in the current market place
• Prevailing financial conditions and seasonal timing
