(03/03) What if we detached our typical brick sills and headers from window openings altogether?

This was the question that drove the brief and addressed persistent detailing challenges seen in previous brick-clad developments. It led to a formal approach where a serpentine, fluid wooden interior form is encased within a rigid brick grid.

The site once housed the Connon Floral Co., the first greenhouse and wholesale florist company in the St. Louis area. Their greenhouses used the adjacent rail line to distribute flowers throughout the city — that same rail corridor sparked early neighborhood growth. The building honors this history through a refined utilitarian aesthetic and quiet references to movement and flow.

Each condominium unit includes two private outdoor spaces: a primary terrace and a secondary coffee nook. This dual access to the outdoors is uncommon at this price point and was prioritized to support resident comfort and wellness.

CORE10 is saddened to learn of the passing of Adrian Luchini. Adrian played a part in CORE10’s history, as a principal of Schwetye Luchini Architects from 1992-1994. A few members of our CORE10 Team were also impacted by his teaching during their time at WashU in both the undergraduate and graduate programs. Our thoughts are with his family, friends, colleagues, and students.
