Rocco is very professional and arrived early for the inspection. He was very thorough and very good at explaining everything that he did. He was nice to work with and had a lot of good information.

Listing Agents- please think about this: This is the time more than ever to recommend a pre listing or current listing home inspection to your clients. WHY? market is currently if nothing else more difficult to operate. Hopefully temporary. If your sellers at your request perform a home inspection they can avoid buyers coming in with their inspector and family members. Just yesterday my inspection had about 8 people in the home (kids outta school, parents, 2 agents etc.) less people through the property less chance of spreading germs. Sometimes inspection time is bring the family time- Cut That Out of The Process. Also the sellers and potential buyers can view or print the home inspection report from their computer, phone or tablet. SO if seller does an inspection- they don't even have to have anyone else come through if buyers accept the report- report viewed online. Another reason is to cut the time out for the inspection period, 10 business days, the negotiation after said inspection- weeks QUICKER to the closing table and avoiding the ocassional crazy INSPECTOR THAT CAN'T HELP BUT create stress! Another factor Now that inspectors are licensed in RI & MA (at least I am) you are covered that a professional licensed inspector performed this inspection and report not an Uncle Whoknowswho. You can list the property as pre inspected, better disclose or head off issues. This can add great added value to your sellers and buyers coming in. I will also apply a little discount to any sellers doing a seller inspection if we also inspect their new property as buyers.
Seller inspections are valuable for new construction, young property or old, single family or multi units. Time to consider is now- always a benefit, especially RIGHT NOW. Some listing agents share or reimburse the expense upon closing.

just a few nice recent photo's to share: mold remediation is not 69 cents (see price tag), some nice corrosion on a breaker connection- not to mention double tapped, how about a nice a/c attic air handler pan blocked about ready to damage ceilings and beyond: Homebuyers these are all things you wont see without a home inspection unless you open electric panels, crawl in attic spaces etc.
