Everyone wants it.
Almost nobody understands what it actually takes.

A friend of mine thought โ€œhands-offโ€ meant โ€œstress-free.โ€
Until the part nobody thinks about showed up:

โ€ข Managers stopped communicating
โ€ข Maintenance issues piled up
โ€ข Small problems snowballed

Watching that unfold taught me something important:

And most people are playing it WRONG.

Yesterday, a doctor asked me:
โ€œWhy do people get into real estate?โ€

I asked him:
โ€œDo you fix your own broken bones?โ€

He looked confused.

Hereโ€™s the thing:

What people think real estate is:
โ€ข Buy property
โ€ข Collect rent
โ€ข Get rich

What it actually involves:
โ†’ 2am maintenance calls
โ†’ Chasing down non-payers
โ†’ Surprise repairs at the worst possible time
โ†’ Endless back-and-forth with inspectors

I manage 5,000 apartments.

Know how many toilets Iโ€™ve personally fixed?

Zero.

Because the real work in real estate
isnโ€™t swinging hammers

itโ€™s building the systems that keep everything running.

Hereโ€™s why:

Most architects:
โ€ข Obsess over aesthetics
โ€ข Overspend on design
โ€ข Ignore operations

Meanwhile, I buy ugly buildings.
The uglier, the better.

Because ugly buildings with good bones:
โ€ข Sell at discounts
โ€ข Have room for improvement
โ€ข Attract far less competition
โ€ข Respond well to disciplined operations

My ugliest property?

A forgotten building nobody wanted.
-Tired exterior.
-Deferred maintenance everywhere.
-Bad reputation in the neighborhood.

What most people missed were the bones.

โ€ข The structure.
โ€ข The layout.
โ€ข The potential for better systems.

Real estate taught me something simple:
