Unlike the inspection, the appraisal is the bank's way of making sure that the buyer's offer (post-inspection negotiated terms) matches the value of the property in today's market.
If the appraiser calls out any work orders, sellers have to fix those safety issues, so the bank can finance the purchase. Otherwise, the deal might fall through.

Yesterday was inspection day where buyers had the chance to find out about any potential defects. There’s a few things to keep in mind about the inspection:
1. Spoiler alert: it is not pass or fail. This is simply information gathering. The appraisal however conducted by another company (contracted by the buyers’ lender and paid for by the buyers) could require “work orders,” i.e. the bank won’t finance the purchase unless sellers take care of such items.
2. After the inspection, buyers can
(a) negotiate seller concessions ($$ toward buyers’ closing costs);
(b) ask for repairs;
(c) ask to lower the price based on potential repairs costs;
(d) ask for a home warranty;
(e) a combination of the above;
(f) ask for more time to get contractor estimates (if called out during the inspection).
(g) walk away, get earnest money back and keep searching.
