SOLD! This property was a challenge to sell. It needed work, and we were very honest about that. The right buyer would need some grit and vision. We were patient and managed to find that buyer and sell for the asking price! My seller had been approached by multiple wholesalers and other "fast cash" low-ball investors; some offering less than half of what he realized by selling with me on the open market. We also managed to close with buyers using a conventional loan, despite the rough condition. This required some hands-on work on my part, but I did what was required to make sure my client got the outcome he needed without undue expense.
