The top number matters, but you also need to have your other Ts & Cs in order.

The majority of winning offers waive financing, appraisal and inspections.

They also have high earnest money (released immediately to the seller) and close quickly.

Is the electrical grounded? Maybe, but not necessarily.

Lessons from reading MANY home inspection reports: just because there are 3 prongs does not guarantee the 3rd prong is grounded.

Many older Seattle area homes have ungrounded outlets. A qualified inspector can help you understand what’s behind the outlets.

You’ve been working, saving and dreaming about this moment for years. 

You have a downpayment saved up for a house, or enough equity in your home to move-on up.  

It’s time to go house hunting. 🏠

Ok - cut the music.

This is the hard truth about house hunting in a sellers market. 

It's time to make choices. 

It's time to prioritize. 

Decide what goes at the top of YOUR pyramid.  

When you’re searching for a home, there are three main buckets of priorities to choose from:

1. Location 
2. Home characteristics (number of bedrooms & bathrooms & such)
3. Timing

To land a house, you’ll need to decide what goes on top.

Ready? Start ranking.

Wvery choice has tradeoffs.

If you prioritize location, you might have to wait for inventory or buy a fixer to afford the neighborhood of your dreams.

If you prioritize home characteristics, you’ll need to look farther and wider.  The more specific your requirements, the wider the net.

If you prioritize timing, you’ll choose from only homes available in your window.  For example, if you're relocating and have 1 week to buy house, your choices are the selection of homes available that week.

This is the wild thing. Every buyer at every price point has to make trades. 🧐

Remember there are underlying pyramid layers: your all-in budget and contingencies, which you may or may not be able to waive to compete.

Hey Neighbor, I’m Julie, you friendly Magnolia local, Seattle

Do you like paying more than have to? Or leaving money on the table? These are the stress-inducing decisions when you put early offers on the table.

Or better yet, it's also called the "bully offer."

When you're playing the early offer game in Seattle residential Real Estate, there are pros and cons to making and taking early offers.

Buyer pros:
👍get under contact
🚪Certainty

Buyer Cons:
💰It has to be really compelling
👉Competing against yourself
💸Paying more than you have to

Seller pros:
🕊A bird in the hand
🏎 Getting under contract quickly
👉 Multiple offers are not a guarantee

Seller Cons:
👉leaving money on the table
🤷‍♀️Not ever knowing how it would’ve played out

What kind of person are you?
