Earnest money is an amount of money put down to show that a buyer is serious about purchasing a home (a good faith deposit).

Sellers tend to favor these good faith deposits because they want to ensure that the sale wont fall through. Earnest money can act as added insurance for both parties in a transaction.

A buyer will typically deposit 1-2% of the purchase price in earnest money (can deposit more in a competitive market) The earnest money will be held in an escrow account and applied to the rest of the down payment at closing.
