Historic lot lines for the win! 

This house sat on a beautiful lot overlooking the gorgeous Seattle skyline! Once I started rehabbing it, I realized what a beast of a house this was to fix up. Not easy at all! Since the house sat on a cliff, it had foundation, dry rot, and other unforeseen issues. Eventually, I sold the house for a loss 😞. 

BUT.... I still made a huge profit. How? The house sat on 5 historic lots and before I sold the house, I assigned new tac parcels to the existing lots keeping 3 of the 5 lots for myself. TODAY this lot is worth $400k and I own it free and clear 🤩. 

Always check with your city planners and land use consultants on different exit strategies. This can make you a massive profit.

This house was acquired off market and it started out as a severely distressed 3bd/2ba with an overgrown and unkept yard. 10 weeks later we had it fully converted into a beautiful, much more spacious, 5bd/3ba home featuring designer finishes throughout!
