Want to sell your home quickly and for top dollar? Here are 3 mistakes to avoid as a home seller:

1. Overpricing your home

It’s evident that underpricing your home is a big mistake, but it’s equally true when you overprice your home too! If you price your home too high, you’ll repel potential buyers from viewing the property and you could end up with an expired listing.

2. Not working with a real estate agent

FSBO (For Sale By Owner) properties are never a good idea. Hiring an experienced real estate agent is crucial when selling your home, especially in this market. Working with a professional is key to selling your home both quickly and efficiently.

3. Forgetting to declutter

Cleaning up your house will allow potential buyers to come in and clearly see what it would look like for them to live there. Removing knickknacks, family photos, stacks of mail, and other clutter from your home is an easy but crucial thing to do before listing your home. If you fail to tidy up, your clutter may be difficult for potential buyers to see past.

Let’s talk about what’s happening in the real estate market right now. After nearly 2 years of record-breaking interest rates, sky-high home prices, and record-low inventory, the market seems to be cooling off a bit. We are seeing a slight increase in inventory and a slight decrease in current buyer demand (less competitive for buyers compared to last year, but still relatively high demand).

Now is a great time for buyers, as demand has lowered, and you’ll be more likely to get an offer accepted without waving contingencies or offering over the asking price.
While price growth is likely to slow down, that doesn’t mean prices will drastically drop. Home prices are projected to rise along with interest rates in 2022, so if you are interested in purchasing a home soon, now is the time to do so.

If you are looking to sell, don’t wait! It’s still a strong seller's market, just not as crazy as the summer of 2021. Since inventory is still low and buyer demand is likely to stay strong, now is a good time to sell. Just be sure to avoid overpricing your home, as bidding wars are less likely to happen in this market (compared to last year) and you don’t want to sit on the market for too long.
