Inventory is up in a meaningful way across both Seattle and the Eastside, giving buyers something they haven’t had in a while: options! And they’re acting like it – picky, picky, picky. Homes that are dialed in are still moving quickly, (16 offers and 13 offers respectively for two of my office’s listings today) but anything even slightly off is sitting, adjusting, and chasing the market.

Pricing has never mattered more, with Iran news causing massive stress in a big way. This isn’t a “let’s just try it” market, it’s a “get it right from day one” market. Buyers are making quick decisions, and once they pass on a home, they usually don’t circle back… even after price reductions. Seriously, price drops often bring back the buyers that initially thought a home was overpriced, but now they seem to sour permanently.

We’re also seeing that play out in the numbers. Fewer homes selling at or above list, more price changes, and a clear split between homes that are well-prepared vs. everything else. The big picture: more competition, more selectivity, and a market that rewards preparation and precision.
