This one came together beautifully. One of the biggest wins? The builder completed every single item on my clientâs punch list before closing.
Even with brand-new construction, there are almost always small imperfections â a sticky drawer track, a missing line of caulk, a paint touch-up, a door that needs adjusting. A punch list isnât about being picky. Itâs about making sure the details are handled so new construction is truly turnkey.
A thorough inspection, clear communication and a detailed final walk-through ensured my client didnât inherit a to-do list.

G&L began their property search thinking townhome or traditional condoâuntil this charming 1920s Arts & Crafts beauty came on the market. Original details, fir floors, a cozy brick fireplace, and landscaping that felt a little wild (in the best way after seeing dozens of new builds).
