This Fremont Craftsman checked all the boxes—charm, light-filled spaces, and a view. But the real story?

My first-time buyers had just lost out in a wildly competitive offer review that escalated more than $300K over list. 😳 But instead of getting discouraged, they got right back on the horse.

When we saw that this home—listed at a higher price point—didn’t receive any offers on review day, we recognized the rare opportunity for a clear playing field and moved fast, getting it under contract within hours.

Now they’re pending on a home that truly fits—location, lifestyle, and budget (under budget, at that). Couldn’t be happier for them.

Closed in Green Lake! 🔑✨

This one came together beautifully. One of the biggest wins? The builder completed every single item on my client’s punch list before closing.

Even with brand-new construction, there are almost always small imperfections — a sticky drawer track, a missing line of caulk, a paint touch-up, a door that needs adjusting. A punch list isn’t about being picky. It’s about making sure the details are handled so new construction is truly turnkey.

A thorough inspection, clear communication and a detailed final walk-through ensured my client didn’t inherit a to-do list.

The result? Peace of mind from day one. Huge congrats to A.S.!

G&L began their property search thinking townhome or traditional condo—until this charming 1920s Arts & Crafts beauty came on the market. Original details, fir floors, a cozy brick fireplace, and landscaping that felt a little wild (in the best way after seeing dozens of new builds).

So how did a standalone home land in their price range? The lot had been condo-ized with a detached ADU in back and shared utilities—creating opportunity and complexity. And when client criteria make a big pivot, there’s always more to evaluate… especially when the condo structure was created by homeowners rather than a developer.

We took it one step at a time:
✔️ Home inspection + sewer scope to understand the property’s condition
✔️ Full condo review to evaluate governance, utilities and risk
✔️ Clear roadmap so my clients could make informed decisions at every step

So excited to share that they’re now officially pending. Proof that staying open—and doing thorough due diligence—can lead to something truly special.
