Everyone told me buying two resorts 13 minutes apart was a terrible idea, which is exactly why I did it.
The idea was never to have two properties competing for the same guests. The idea was to create a micro resort cluster where guests naturally move between both properties throughout their stay while we share staff, systems, and operations behind the scenes.

I came across a property in Colorado with 4 rental units on 38 acres listed for $995K.
What caught my attention wasn't the buildings. It was everything around them.
The property has river frontage, mountain views, natural springs, and a level of privacy that's getting harder and harder to find.
A lot of investors would look at this and immediately start asking how many more units they could build.
I'd probably be thinking about how to make each stay worth more.
When guests feel like they have 38 acres mostly to themselves, you stop competing on price and start competing on experience. That's where things like fishing retreats, wellness weekends, and private group getaways become interesting.
The nice thing is that the setting is already doing most of the heavy lifting. You're not manufacturing an experience. You're just helping people enjoy what's already there.
Now, I'm not saying it's a great deal. I haven't underwritten it and this is all based on public information.
But if I owned it, I'd spend less time trying to squeeze more units onto the property and more time building something people couldn't get anywhere else.

I came across a 20-room hotel in Texas listed for $725K.
What caught my attention wasn't the price.
It was the fact that somebody had already done the hard part.
The property has already been renovated, repositioned, and is operating as both a hotel and apartments.
I generally like seeing multiple demand drivers feeding the same property.
You're not relying entirely on tourists showing up every weekend.
You potentially have hotel guests, longer-term residents, work crews, and other demand sources all supporting the same asset.
The other thing I liked is that it doesn't appear to be a major renovation project.
Anyone who's owned hotels for long enough knows that construction budgets have a funny way of becoming larger than expected 😂
I'm not saying this is a great deal.
I haven't underwritten it, reviewed the financials, or spent much time digging into it.
But for $725K, I thought it was an interesting opportunity worth sharing.
