The sad truth is that the market has shifted and it's NOT super easy to sell a house right now.

There are a lot of agents who got into real estate when you could sell a house with your eyes closed and they didn't build their skills.

Here's what you need to avoid in a realtor if you want to sell your house right now:

🛑 A realtor who will agree to a very high listing price is a red flag. They may agree to a listing price that is unrealistic, just to get the listing. Your house could then sit on the market for longer than necessary. The longer your home sits on the market, the less it will sell for. It’s better to save your time and money by going with a realtor who has expertise in your market and can help you navigate listing your home at the correct price.

🛑 Your friend who just got their real estate license could also cost you time and money when you sell or purchase a home. In addition to not understanding the market fully, they may not have sharp negotiation skills yet.

🛑 Selecting a realtor based only on their commission rate is risky. They may not be good at their job and the only way they can get listings is by discounting. This could end up costing you SO much more when the deal is over if you get an agent who can’t properly handle the transaction. You could end up overpaying for the home you buy or selling below market value on the one you are trying to get out of.

🛑 Do you have a realtor that agrees with everything you say? 😬 You aren’t looking for validation on your real estate transaction- you are looking for an expert who can help you navigate making or losing a LOT of money. Someone who agrees with everything you suggest without any expert insights to offer likely is not an expert.

At the end of the day, you are looking for a realtor who can put the maximum amount of money in your pocket for the maximum results during this transaction. You need an expert to pull this off.
