I was in Fairfield for a VA Loan training and decided to preview this place for a couple of first time homebuyers I’m working with. Since it was right around their price range and in an area that was close to highway access points, I80 or Hwy 12.

In reading this article from the Nation Association of Realtors modest declines, mortgage rates are expected to be one of the drivers in housing market sales in 2026.
Mortgage rates according to the source are projected to gradually decrease, which generally improves home affordability and opens up potential buyer activity.
Averaging roughly 6.7% in 2025 according to the read, rates are forecasted to settle around the 6% rage in 2026. Experts caution that rates are unlikely to return to the 3% range due to factors like federal borrowing and inflation.
Data has shown mortgage applications for home purchases surged 31% higher than previous year, which shows there's still demand for homeownership.

Met this family back in November of 2024, we toured a few places and had a brief consultation. Holidays pasted, the family went on holiday for about a month. We reconnected again in Feb., toured a few locations and they saw one they really liked! Which got them in the process getting the remaining info to the lender to get pre-approved.
The buyers ended up losing out to a multiple offer scenario, came in 2nd place. We continued to shop and look at other options. Eventually another home was located and they made an offer on it! Got it accepted and they were on their way to being homeowners.
During their inspection period, a few things were brought to light which made the buyer have second thoughts in moving forward. The buyers ended up cancelling that purchase.
They paused again for a brief period, but eventually the one that was supposed to be the one came to light! They told me that this is one they really like.
Gonna be handing them keys next week!
