You might be able to snag this home at a discount. Overall, homes for sale in Keizer Oregon aren't doing badly, but occasionally you find something like this where it is possible the bank might make a deal with you.
It is worth exploring, because if you could buy a property for sale and not pay full price, wouldn't you want to try? Worst case they say no! Best case you now live in Keizer, and are central and easy commute to Salem, Woodburn, or even Portland if you are ambitious.

Salem Housing Market Update – June 2026

Wondering if now is a good time to buy or sell a home in Salem? Here's what the latest housing data tells us.

The median home sale price in June reached $449,945, a slight 0.2% increase from May. While prices remain relatively stable, the biggest story this month is the increase in housing inventory.

There are now 1,453 active homes for sale, up 12.7% from last month, and 777 new listings came on the market—an increase of 12.4%. More homes on the market means buyers have more choices and, in many cases, greater negotiating opportunities than they had earlier this year.

Despite the increase in inventory, homes are still moving. 470 homes closed in June, up 2%, and the median days on market dropped slightly to 59 days. Well-priced, move-in-ready homes continue to attract buyers.

Another interesting trend is the median sold price per square foot, which dipped just 0.4% to $280. This suggests the market is balancing rather than experiencing major price swings.

What does this mean for buyers?

If you've been waiting for more options, this may be one of the best opportunities we've seen in recent months. With more listings available, buyers have a better chance of finding the right home without facing the intense competition we saw during the peak seller's market.

What does this mean for sellers?

Homes are still selling, but pricing and presentation matter more than ever. Buyers have more choices, so accurately pricing your home and preparing it well before listing can make a significant difference.

Every neighborhood in Salem behaves a little differently, so these overall numbers may not reflect what's happening in your specific area.

If you're curious about what these market trends mean for your home or your buying plans, feel free to reach out. I'm always happy to provide local insights and answer your questions.

Freshly remodeled AKA move in ready! Basically really everything is done, you could move in and basically have a part time neighbor in the form of the church next door to this Keizer Home for sale. I do like the neighborhood too, it was very quiet every time I’ve visited it, especially in creating this home tour. I did see it needs a fence, but hey, when making an offer it is always possible to ask for things, as a home buyer, I encourage my buyers to look past easily solvable issues and concentrate on is this place of value to you? and is home workable for you? Everything else is a conversation and negotiation.

Here are my July Home Maintenance Tips for Oregon Homeowners

Summer is one of the best times to stay ahead on home maintenance, especially here in the Salem and Willamette Valley area. A few simple tasks now can help prevent bigger issues later and keep your home in great shape year-round.

Here are a few July homeowner tips:

✅ Check irrigation systems and sprinkler heads to make sure you're watering efficiently during Oregon's dry summer months.

✅ Clean gutters and downspouts. Even though rainy season feels far away, removing debris now helps prepare your home for fall and winter storms.

✅ Service your HVAC system and replace air filters to keep your home comfortable during warmer temperatures and improve energy efficiency.

✅ Inspect decks, fences, and exterior paint for signs of sun damage or wear. Summer is a great time for maintenance projects before the rainy season returns.

✅ Trim back trees and shrubs, especially branches near your roof or power lines, to reduce fire risk and protect your property.

✅ Test smoke detectors and review your family's emergency plans as wildfire season continues across Oregon.

Regular maintenance helps preserve your home's value and makes homeownership more enjoyable in every season.
