We are pleased to announce the sale of The Southsider, a mixed-use building featuring 21 residential units and ground floor restaurant located in Downtown Sacramento. The Southsider was constructed in 2021 by Sacramento-based HK3 Development, which sold the property to a Ventura-based investment firm for $7,350,000 in an all-cash transaction. The property closed on May 3, 2024 following a 24-day noncontingent escrow. The sale of the Southsider is a bright spot in an otherwise challenging commercial real estate market plagued by high interest rates and construction costs, and availability of alternative investment opportunities. Despite these challenges, our firm identified several credible buyers and ultimately generated top-of-the-market pricing for this asset. To illustrate the difficulty of the current market, this is the only apartment building over 15 units to have sold in Midtown or Downtown in the last 6 months!
