Just because you can, does not mean you should!

Yellow flags:

⚠️ Needs funds today leaving little to no time for lender title policy, attorney generated legal docs, or other due diligence

⚠️ Needs a small amount against a large portfolio (40+ doors) means little to no cash reserves for refinancing out

⚠️ Searching for capital on social media means he's tapped out his existing network or has none

⚠️ No details on property location, portfolio value, use of funds, exit strategy (other than I'll pay you back in 1-2 weeks), or interest income return

This is just off the cuff from what I see. Would you fund this deal? Why or why not?
