Hi, this is Max Sabo with Haute Properties. This is a real estate market update for Sparks, Nevada for November, covering the sales from October 2025.
The median sales price last month was $524,950 in Sparks. That’s virtually unchanged from the month before. The absorption rate tightened just a little bit to 3.6 months worth of inventory, and cuts down from 3.9 months the month before.Active listings were also down a little bit to 538. We had 133 new listings last month and 147 home selling.

July Market Update Script – Reno, NV
Hey, it’s Max Sabo here with Haute Properties.
In July, 372 homes sold in Reno, with a median sales price of $555,000. This is down from the previous month, but still solid considering seasonal shifts.
We had 1,583 active listings on the market, offering buyers a wide selection. Homes averaged 79.6 days on market, a slight improvement in pace from June, and sellers received about 96.3% of their original list price. Inventory crept up just a bit to 4.95 months.
The key takeaway? Homes that show well and are priced correctly are still selling fast, while overpricing is leading to longer market times and needed reductions.

What Are Winters Like in Reno, NV?
Thinking about winters here in Reno, Nevada, here's what it's really like.
The heart of winters in Reno typically run from December through February. In these months daytime highs are typically in the 40s to 50s with daytime lows being in the 20s and 30s at night.
During these months Reno receives around five to six inches of snow per month on average with about six days a month being snow. Take this with a grain of salt. Winters in Reno can be unpredictable and often vary from the averages.
It's also worth saying that because of the Sierra Nevada mountains Reno is in a rain shadow meaning we get less snow than the mountains but we have world-class skiing and snow so short drive away.
With nearly 300 days a year of sunshine, winters here seem a little bit brighter.
