So you wanna be an A-lister - err, buyer?
What does that entail? I already mentioned getting pre-approved and setting your expectations. But maybe you're scrolling through Zillow thinking, "I don't even know what to look for!" Here is a very important question to ask yourself (even before you're actively looking): am I flexible?
We all have legitimate needs, which is why it's important to list them out and talk it over with your realtor. But if you're willing to look at older listings (on the market 10+ days) or those under budget that need some work... you could find a gem without the headache of competing with 10 other offers!

I focused on buyers last week, so now it's the seller's turn. What are your expectations? Do you have any specifically laid out? Don't wait until you're looking at offers to determine this (particularly with a partner or other family members involved). What do you need and/or want to happen? Why? Writing it down or talking it out with a realtor is a great first step.

BIG NEWS: This is the past 7 day market watch for the counties of Berks, Schuylkill, Lancaster, and Montgomery.
What's so interesting? This is the first time I'm seeing CLOSED lower than NEW ACTIVE.
Why is that important? The MLS is typically the most inflated by the end of the week (Thursday-Friday) so that open houses and showings can be scheduled that weekend and so that contracts can close Friday afternoon.
The fact that active is still higher than closed this late in the week could (!!) mean the market is slowly (SLOOOWLY) changing. But like I said in my stories earlier today: long term change doesn't happen in the extremes. This data may be completely different come next Friday. I just find it intriguing and worth noting.
