Ever wonder what lenders actually mean by "ability to repay"?
It's one of the biggest factors in every mortgage application, and it's based on much more than your credit score.
This graphic breaks down the key pieces lenders review to determine whether a mortgage is a comfortable financial fit.

Anna's team went from $30M to a projected $125M this year — and she's clear about what actually got them there. It wasn't personality. It wasn't hustle. It was systems.
A few things she said that stuck with me:
→ You can't tell a 1099 agent how to sell. But you CAN unite everyone around where you're going. "We're rowing the boat in the same direction."
→ Their BHAG (big hairy audacious goal): $565M with as many agents as it takes. Originally a 10-year target — now they're pulling it in to 3-4 years.
→ On the hard days — the "I could've sold 3 houses with no splits and made the same margin" days — the goal is what keeps those reactive entrepreneur moments at bay.
That last one is the whole game. When you build a real vision the whole team believes in, you stop making emotional decisions and start making aligned ones.
