These are active termites… and while they’re in a tree here, this is how it starts. Termites don’t just stay outside. They can make their way into a home, especially through crawlspaces where it’s dark, damp, and easy to go unnoticed.
Most buyers are not checking crawlspaces or looking for signs like this during a showing. That’s why inspections are so important. A termite inspection can catch damage early, prevent major repairs, and give you the opportunity to negotiate treatment or repairs before closing.
I always recommend inspections on every property, including new construction, because things like this are not always visible upfront.
