September Monthly Maintenance Tips
1- Check walkways for cracks. Fix walkways and entryway areas before slippery weather can cause trip and fall accidents.
2- Clean and repair siding. September is a great time to pressure wash and inspect for more serious problems. Check first for rotten and/or warped siding before pressure washing. After pressure washing, dry the siding and then inspect the caulking. Inspect butt joints, where two pieces of siding meet.
3- Check and repair leaky faucets. Check the kitchen, bathrooms, and utility room. If there is a leak, it could be as simple as replacing washers, worn cam washers, valve seats, or springs.
4- Make sure windows are sealed tight. Double and triple pane windows should have tight seals around the perimeter that separate each individual pane. If you see fog in the windows, it likely has a failed seal.
5- Sweep the chimney. Build up soot can increase the chance of a chimney fire. A clogged chimney can increase carbon monoxide in your house.
6- Change air filters and tune up the furnace. (Preferably done every month) Dirty air filters lead to higher energy bills and can damage your HVAC system.
7- Service yard equipment. It may seem counterintuitive, but Autumn is the BEST time to service yard equipment. Servicing the equipment in Autumn prevents the equipment from sitting with dirt and old oil. Changing the oil and filters, replacing the air and gas filters, and installing new blades (if needed) as well as lubrication and adjustments required by your equipments’ manuals will keep your yard equipment running for a very long time and at top performance.
August Monthly Tips
1- Deep clean carpets. The warmer weather makes it a perfect time to deep clean carpets, the warmer air allows the carpets to dry better and helps you prepare for fall.
2- Neighbor contact info for emergencies. Neighbors are the closest to you when there is an emergency at home. Trading contact info with your neighbors can make it easier for both you and your neighbors to get help when you need it most.
3- Bathroom exhaust fans. This is an important safety and maintenance task. Cleaning out the exhaust fans help remove odors, moisture, humidity, and air pollutants from your home.
4- Prevent & minimize flying pest issues. Walk the perimeter of your property and around your home, look for pools of moisture. Remove the pools of moisture to prevent flying pests from breeding.
5- Plant maintenance. Prune bushes and trees, removing dead branches and prepping for fall & winter. Doing the pruning now will help prevent dangerous conditions during the winter and fall seasons. Ice, snow weight, and storms can cause bushes and trees to break off and cause damage. Bonus, pruning now also helps you prepare for spring too.
6- Clean outdoor surfaces. Dust, dirt, and grime accumulate on walkways & patios. Clean, seal, and restore your outdoor surfaces to extend and preserve their natural beauty.
7- Electrical safety checklist. Check all switches & outlets. Make sure none of them are warm to the touch, don’t make noise when used, don’t wiggle, aren’t discolored, and plugs fit snugly.
8- Inspect crawl spaces and basements. Check for moisture. Moisture can indicate leaking pipes which can lead to structural damage and air borne toxins like mold, not to mention, checking these areas will help you prevent insect and rodent roommates.
9- Roof inspection. Check for integrity issues, loose shingles, damaged roof flashing, rust, & other issues that affect the roof.
