Waiting for the “perfect” market can cost more than people think.

A lot of buyers sit on the sidelines hoping rates drop, prices soften, or more inventory hits the market.

And sometimes waiting makes sense.

But the part most people underestimate is how fast the market can shift.

Home appreciation compounds over time.

So even if prices only rise modestly year after year, waiting can mean paying significantly more for the exact same type of home later.

Then when confidence improves, buyers come back fast.

More buyers means more competition.

More competition usually means more pressure on prices.

So while waiting can feel safer in the short term, it can quietly increase your long-term cost.

The goal is not to time the market perfectly.

The goal is to buy when your finances, lifestyle, and long-term plans realistically support it.

None of us have a crystal ball.

But in real estate, the best time to buy was often yesterday.

Buyers may finally have some negotiating power again.

For the past several years, buyers got used to competing hard.

Multiple offers.

Waived contingencies.

Very little room to negotiate.

But in many parts of the Portland market, we are starting to see buyers regain some leverage.

Seller concessions are becoming more common.

That can mean closing cost credits.

Repair negotiations.

Rate buy-downs.

Or more flexible timelines.

And certain price points are definitely softer than others right now.

Especially homes that are overpriced, need work, or have been sitting on the market longer.

That creates opportunity for buyers who are patient, prepared, and strategic.

Now, that does not mean every home is suddenly a bargain.

And it definitely does not mean competition has disappeared.

Well-prepared homes in desirable neighborhoods can still move quickly.

But overall, buyers today often have more room to negotiate than they have had in quite a while.

So if you have been sitting on the sidelines, it may be a good time to reach out and look at a few places.

The right opportunity may look different than it did a year or two ago.
