May 2026 Portland Metro residential market update.

Compared to last month, pending sales rose 3.5%, closed sales were up 2.0%, and the average sale price increased 3.6%.

New listings dipped 4.4% and total market time dropped by 6 days, meaning homes are moving faster with less supply coming in.

Year over year, pending sales are up 6.1% and closed sales are up 1.7%, though the median sale price is down 1.7% compared to May 2025.

Overall, buyer activity remains steady heading into summer.
