Under Florida Statute 627.7011(5), homeowners with qualifying policies may obtain a roof inspection from an authorized inspector before an insurance company requires roof replacement due to age alone. A Florida licensed Professional Engineer qualifies as an authorized inspector under the statute. If the inspection indicates the roof has at least five years of remaining useful life, the insurer generally cannot deny or refuse renewal solely because of the roof's age.

Why “No Visible Damage” Does Not Mean No Structural Risk - A structure can appear undamaged and still have serious underlying issues after a storm.

• Many failures are hidden behind finishes. Damage to anchors, ties, and reinforcing steel is often concealed within walls and slabs.

• Wind uplift can loosen structural connections. Fasteners and connectors may fail or partially disengage without obvious exterior signs.

• Delayed cracking is common after storm events. Structural movement and stress redistribution can take days or weeks to become visible.
