A client asked me last week why their rent quote looked so different from a space down the street. The answer wasn't the rate. It was the lease structure.
One was quoting NNN, the other Full Service Gross. The "cheaper" NNN base rent ended up costing more once taxes, insurance, and maintenance were added in.
Always ask what's actually included before you compare two numbers.
