- **Maricopa County:** Active listings ticked up slightly (25,639 ➡️ 25,970), while closings dropped (1,747 ➡️ 1,168). Median price slipped under $600K.
- **Phoenix:** Inventory dropped (4,907 ➡️ 4,130), but pendings held steady. Days on market shortened to 72!
- **Scottsdale:** Luxury homes still dominate, though closings dipped (148 ➡️ 97). Median prices softened closer to $1M.
- **Tempe & Chandler:** Both saw tighter days on market, signaling stronger buyer urgency.
- **Queen Creek:** Active listings stable, but fewer homes went under contract than last week.

👉 Buyers: more leverage in some areas, but the best homes are still moving quickly.
