Most people ask the wrong question first.
When rental property owners look at an appreciated investment property, the first question is usually, “What is it worth?”
That matters.
But the better question may be:
“What is the equity doing for me now?”
A rental can go up in value and still produce modest income, require too much attention, or tie up equity that could be working differently.
Appreciation is only one part of the story. Rental asset performance looks at the whole picture: income, expenses, repairs, risk, management burden, taxes, and your current goals.
This is especially important if the rental property made sense years ago, but your life, retirement plans, or estate goals have changed.
