Phoenix buyers, here’s your Monday rate update. 🏡🌵
Many people are still surprised to learn that you don't need 20% down to buy a home. Depending on the loan program, qualified buyers may be able to purchase with as little as:
3.5% down with an FHA loan
3% down with certain conventional loan options
0% down with VA or USDA eligibility
Or, in some cases, down payment assistance may be available to help cover part or all of the required down payment.
Example using today’s FHA rate from the graphic:
On a $350,000 FHA loan at 5.625%, the estimated principal and interest payment is about $2,015/month.
On a $450,000 FHA loan at 5.625%, the estimated principal and interest payment is about $2,590/month.
(This does not include taxes, insurance, mortgage insurance, HOA fees, or any other costs, but it gives you a good starting point for what the mortgage payment itself may look like.)

It’s Monday- So, here’s your Phoenix Market Update:
The latest Maricopa County numbers are in, and telling an interesting story.
📈 Closed home sales increased 4.7% year over year
📉 New listings dropped 12.6%
📉 Pending sales fell 27.9%
💰 Median home price held steady at $510,000
⏳ Average days on market increased to 70 days
So what does this mean?
For buyers: More negotiating power, less competition, and sellers who are often willing to help with closing costs, repairs, or rate buy-downs.
For sellers: Pricing correctly from day one matters more than ever. The homes that are staged, marketed well, and priced strategically are still attracting buyers.
Despite the headlines, Phoenix remains a market full of opportunity for both buyers and sellers. The key is having a strategy that fits today’s market, not last year’s.
