Sometimes we have engineers, architects, and plans to guide us but most times it’s on us to diagnose and solve our clients’ issues. We take pride in doing the work 😌

This landlord client was notified by their tenant of paint bubbles and soggy walls along the rear corner of the property on all three levels.

We quickly noticed that this had been an issue in the past noting the old cellulose insulation mixed with the newer fiberglass insulation. Both were wet inside of the wall.

We determined the main issue was an incorrectly installed roof drain box which led to water penetrations at the rear corner roof and wall. In addition, we recommended a roof replacement and a new downspout as both were aged in poor condition.

We completed the following scope of work:

✅ Removed & replaced insulation

✅ Patched & prepped drywall

✅ Painted

✅ Installed new roof drain box

✅ Installed new roof

✅ Installed new downspout

We removed a rooftop plunge pool 😅😂

Sheesh! This roof was in extremely poor condition and structurally compromised!

We not only removed layers of roofing material but also replaced multiple rafters and the entire roof deck.

We’ve done it yet again.. cleaned up another fired contractor’s mess 🤷🏾‍♂️

Nothing sexy to see here (except for the clean Sheetrock and trim work we did 😉)

This basement powder room was less about aesthetics for our client but more so about finishing the job the right way.

You wouldn’t be able to tell from the pictures but no our client didn’t ask the “contractor” for a recessed vanity and an exposed foundation wall 🤦🏾‍♂️

The fix was simple:

✅ Removed the existing vanity

✅ Replaced & rerouted supply and drain lines (shut-off valves now outside the wall)

✅ Patched Sheetrock

✅ Installed the new smaller vanity & faucet

✅ Installed new baseboard & quarter round to match existing trim
