Congrats to on the purchase of his home in Port Richmond! Bill, a local Philadelphia 9th and 11th grade school teacher, and I met back in January of 2022 with the hopes of finding him his first home. Fast forward 14 months and we landed on a gem that was way underpriced (by an out of town agent) for the condition and lot size, and we capitalized! Listed at $199k, and comps supporting a valuation in the $255k range, we secured the home for just $232,500, giving Bill immediate equity. We were fast acting and brought an inspector on our tour, allowing us to “waive inspections” and beat the competition. With plans to add a half bath, and make a few easy cosmetic tweaks, Bill will have $50k+ in equity in under a year.
