We recently had a situation where a tenant violated house rules by bringing in multiple unauthorized guests, which started affecting not just the home, but the neighbors as well.
The moment we found out, we took action and issued a notice to vacate.
One thing about managing shared housing — you can screen, set rules, and create systems, but sometimes people present themselves one way and act differently once they move in. What matters is how quickly you respond when things go left.
We take pride in running clean, respectful homes and maintaining good relationships with our neighbors. If something is off, we handle it. Period.
This was a reminder that:
• Clear rules are everything
• Fast action matters
• Communication with neighbors is key

You manage a rent-by-the-room house and one tenant decides to throw a mini house party… 😅
Yesterday was a reminder of why we have a strict no-guest policy in our co-living homes.
We rent each room single occupancy only so everyone can have a peaceful, safe space. But somehow that turns into:
“Let me invite my friends over… and maybe my girlfriend can stay the night too.” 🙃
Then the messages start rolling in from the other tenants…
“Hey, there are random people in the house.”
And honestly? I don’t blame them.
When people choose co-living, they’re choosing affordability, privacy, and stability — not surprise roommates.
This business has taught me one thing:
Real estate is easy. Managing people… that’s the real challenge.
But boundaries and clear rules are what keep these homes working for everyone.
