But I've learned from the best and now I make the same face when I hear some of these homebuying myths.
Not because people should already know better. Someone just gave them bad information and they've been carrying it around ever since.
I would NEVER expect you to know how mortgages work.

So before you count yourself out, wait another year, or make a financial decision based on something you heard from a friend, coworker, or a guy on TikTok...
Call someone who does this every single day.

Because in Rising Sun, your budget stretches. Like...a LOT.
Most of these homes aren't even *close* $500K.
Instead, you're looking at things like:

๐ณ Multiple acres
๐ Over 3,000 square feet
๐ฐ Investment properties with rental income
๐ฅ Plenty of room to grow
Biiiig emphasis on investment properties.
You can spend well under $500K and still have plenty left over for renovations.
Or in one case...buy two properties for less than $500K ๐คฏ

A loooooot of people have become very comfortable paying rent.
๐คฏ Every month they send $2,000...$2,500...sometimes even THREE THOUSAND DOLLARS to a landlord without thinking twice.
But the second we start talking about a mortgage payment?
Panic. Chaos. Immediate rejection.
And listen, I'm not saying homeownership is the right move for everyone.
โก๏ธโก๏ธโก๏ธ I'm saying there is literally no harm or even any COST to finding out what's actually possible before deciding it's impossible.
Because some of y'all are ruling yourselves out based on:
โ outdated advice
โ internet fear-mongering
โ assumptions
โ your coworker's best friend's experience in 2007
Instead of YOUR actual numbers.
I've had conversations with people who were absolutely convinced they couldn't buy a home. Then we ran the numbers and the conversation changed.
Not because I worked magic (okay, maybe a smidge ๐), but because FACTS are a lot less scary than assumptions.
The idea of "someday" owning a home might actually a lot sooner than you think ๐

What you're really buying here is a lifestyle.

And not just under $500K...but under $400K?!
There is SO much character that comes with these homes.
