But I've learned from the best and now I make the same face when I hear some of these homebuying myths.

Not because people should already know better. Someone just gave them bad information and they've been carrying it around ever since.

I would NEVER expect you to know how mortgages work.

This might be the biggest surprise in the "What $500K Gets You" series yet... ๐Ÿ‘€

Because in Rising Sun, your budget stretches. Like...a LOT.

Most of these homes aren't even *close* $500K.

Instead, you're looking at things like:

๐ŸŒณ Multiple acres
๐Ÿ“ Over 3,000 square feet
๐Ÿ’ฐ Investment properties with rental income
๐Ÿ”ฅ Plenty of room to grow

Biiiig emphasis on investment properties.

You can spend well under $500K and still have plenty left over for renovations.

Or in one case...buy two properties for less than $500K ๐Ÿคฏ

A loooooot of people have become very comfortable paying rent.

๐Ÿคฏ Every month they send $2,000...$2,500...sometimes even THREE THOUSAND DOLLARS to a landlord without thinking twice.

But the second we start talking about a mortgage payment?

Panic. Chaos. Immediate rejection.

And listen, I'm not saying homeownership is the right move for everyone.

โžก๏ธโžก๏ธโžก๏ธ I'm saying there is literally no harm or even any COST to finding out what's actually possible before deciding it's impossible.

Because some of y'all are ruling yourselves out based on:
โŒ outdated advice
โŒ internet fear-mongering
โŒ assumptions
โŒ your coworker's best friend's experience in 2007

Instead of YOUR actual numbers.

I've had conversations with people who were absolutely convinced they couldn't buy a home. Then we ran the numbers and the conversation changed.

Not because I worked magic (okay, maybe a smidge ๐Ÿ˜), but because FACTS are a lot less scary than assumptions.

The idea of "someday" owning a home might actually a lot sooner than you think ๐Ÿ‘€

What you're really buying here is a lifestyle.

And not just under $500K...but under $400K?!

There is SO much character that comes with these homes.

โœจ Small-town charm.
โœจ Local businesses.
โœจ Waterfront views.

Not every Buyer wants that. But for the right person? This is like stepping into a Hallmark movie.

When it comes to your financials (and therefore buying a home), most people won't know a single thing about YOUR unique situation.

Your dad's experience buying a house in 1993?

Your coworker who swears you need 20% down?
๐Ÿ™…โ™€๏ธ Not your situation.

That random guy on TikTok who says nobody should buy right now?
๐Ÿ™…โ™€๏ธ DEFINITELY not your situation.

And yet people let these opinions stop them from even exploring their options every ๐Ÿ‘ single ๐Ÿ‘ day ๐Ÿ‘
