In reaction to ongoing macroeconomic trends, the U.S. industrial market posted its first quarter of net occupancy loss since 2009, and the development pipeline contracted for the eleventh straight quarter, reaching its lowest level since 2018.
While speculative development remains challenging, select markets saw an uptick in new starts, particularly Dallas, which leads in net absorption, as inland markets outperform coastal hubs in demand.
