Here's a simplified look at the process:

The title order is opened, and the transaction gets underway.
➡️ Title Search
Public records are reviewed to identify ownership history and any issues that may affect the property.
➡️ Title Commitment
A commitment is issued outlining requirements and any items that need to be addressed before closing.
➡️ Curative Work (If Needed)
If issues such as liens, unreleased mortgages, or probate matters are discovered, steps are taken to resolve them.
➡️ Closing Day
Documents are signed, funds are disbursed, and ownership is transferred.
While every transaction is unique, the goal remains the same: helping buyers, sellers, agents, and lenders get to the closing table with confidence.
