Should a seller apply for a LOMA for the buyer?
After five years selling in Naples, here’s my honest answer.
First, what is a LOMA?
A Letter of Map Amendment.
It’s a FEMA process to officially remove a property from a flood zone designation.
Some people apply for one to get out of paying flood insurance.
So here’s my take.
A LOMA is not part of my prep when I help someone sell. It’s a FEMA objective, not a seller objective.
So when a buyer asks the seller to apply for one, that’s a red flag for me.
Buying a home means accepting the home and all the financial responsibility that comes with it.
That’s the buyer’s job.
And a LOMA can take up to sixty days, with no guarantee FEMA approves it.
Time and money spent for a maybe.
That’s a conversation to have with your agent before you say yes.
Because protecting your equity on the way out isn’t just about your price.
It’s about who you go under contract with.
Sellers, real question: would you apply for a LOMA before listing?

These are the FIVE mistakes I see cost sellers the most, and every one of them is avoidable.
1. Don’t stay in the house during showings. Buyers shut down when the seller is standing there. They won’t open closets, linger, or picture themselves living there.
2. Don’t ignore odors. You genuinely can’t smell your own home. Buyers can, and it sticks with them.
3. Don’t pour money into unnecessary repairs. Not everything earns its cost back. Some of it just delays your listing.
4. Don’t overprice it. Price 5% over market and you lose half your buyers before they ever walk in.
5. Don’t list before you prep. You don’t get a second chance at a first impression. Once a buyer sees ugly, they can’t unsee it.
Do these right and you get better offers and a faster sale. That’s the whole game.
