Welcome to my Aug 2023 newsletter and video update! As always, we are thrilled to reconnect with our valued past clients and share the latest happenings in the ever-dynamic housing market. Whether you're a homeowner, a prospective buyer, or simply curious about the current real estate landscape, we've covered you with essential insights to help you make informed decisions.

In this edition, we'll dive deep into the trends shaping the housing market this month. From inventory levels and mortgage rates to home prices and housing demand, we'll break down the key factors influencing the industry. Additionally, we'll touch upon important housing policy and regulatory changes that might impact your real estate journey.

Here is what you need to know:

Housing Inventory Levels: Currently, inventory is holding steady. The number of days houses are sitting on the market is rising to an average of 41, while longer in some areas. If the houses are priced slightly lower, they will sell faster. Greater Nashville had 2752 sales in June, with 6,656 houses in inventory. Housing sales over the entire state of TN are down 20% year over year.

Mortgage Rates: Currently, rates range from mid 6's on government loans to mid 7's on conventional loans. Rates are trending upward still.

Home Prices: Middle TN median sold price is currently $475,000, with prices trending up 4.5% since June 2022. Prices are trending to flatten out.

Housing Demand: With the number of jobs, we are still in strong demand. Jobs are plentiful, and people are still relocating to the area. They are still calling this a seller's market!

Housing Policy and Regulations: Fed policy still raises interest rates to curve inflation. Most counties are discussing property tax rate hikes. Keep your ear to the ground for your county. Insurance companies are also having to raise renewal rates.
