The drywall looked fine. This is what was behind it.

When we opened the wall in this bathroom, the framing had been damp long enough for white mold to colonize the wood. There was no visible sign from the bathroom side — no staining, no soft spots, nothing that would make you look twice. The only tip-off was a faint musty smell that had been there so long the homeowner had stopped noticing it.

We see this mistake destroy Dayton homes every summer. The homeowner knows it is humid. They run the AC. They think they are fine.

Ohio averages 70 to 80 percent outdoor humidity through July and August. Air conditioning lowers the temperature inside the house, which creates cooler surfaces. When humid outdoor air contacts those cooler surfaces — inside wall cavities, in ductwork, in crawl spaces — condensation forms. Mold does not need a flood. A surface that stays slightly damp for 24 to 48 hours is enough.

The basement that smells a little off in July. The bathroom ceiling that seems fine but has never had the exhaust fan fixed. The crawl space no one has looked at in years. These are the places mold is growing right now in homes across Dayton and the Miami Valley.

This is what we found in the narrow space behind a water heater on a recent job. Years of minor condensation and humidity had created exactly the conditions mold needs — warm, damp, dark, and completely undisturbed. We get calls all the time from homeowners who already paid someone to fix this.
Ceiling mold that comes back six weeks after treatment almost always means one thing — the moisture source was never properly identified or addressed. The surface got cleaned.
