Turning over a uniquely situated rental property after family has rented here for 8 years.

this doesn’t show last week which consisted of 2 guys x 25hr each working to rid of all the the stuff left behind by the previous tenants .. (hence the full dumpster..)

TIP OF ADVICE ON TENANT SECURITY DEPOSITS;
When you have long term tenants that have acquired a lot of stuff at the property during that time.. MAKE SURE to get a size-able Security Deposit to take care of costly issues that may arise at Moveout.. you can increase the security deposit every time a lease is signed/renewed with the same tenant(s) to make sure you are covered at the end (also, always get an additional. pet deposit for rentals that allow pets ... which we do allow at this one)
LET ME CLEAR.. THE DEPOSIT IS ONLY USED IF NEEDED (hopefully not as some tenants leave the property in pristine condition upon moveout and get back most if not all of their deposit)
Just Always Protect Yourself so you don’t have to come out of pocket for expenses that legally should be paid for out the tenants security deposit.

I’ve been doing this for 10 years and started out at the bottom doing manual demo. work and slowly but surely have built my portfolio to;
- Own & Mange over 100 residential units
- Co-Own & manage 35,000 sf of Class A Commercial Office Space
- as well as manage multiple rental properties for other investors

I have high growth plans for this year on all fronts (small example; we are about to close on a 10 unit at 410 Pine St. in Ripon)

little by little (or a lot by a lot 😉 you can do anything as long as your willing to do two things;
(1) Put in the necessary time and research without making excuses
(2)Surround yourself with; Positive, Motivated, Like minded people that have the same goals you do ((Anything that’s done Great, takes a Great-Team)) Anyway, I’ll get off my soap box now but I just wanted to share as I’m so pumped for what the future holds.
