I’ve had a lot of people ask me what’s going on in the market since I returned to work and thought it could be helpful to share what we are seeing here. Data is great but sometimes it’s helpful to just hear some specifics of what we are experiencing, so I hope this helps those who are curious or like to stay in the know. 🤓
-Some cities/neighborhoods are still very competitive and are seeing a lot of multiple offer situations
-The homes that are well maintained, updated and priced well are moving fast (one of our beautiful listings sold last weekend in 4 days with 8 offers!!)
-The homes that need some TLC or are not priced well are sitting on the market longer and in some cases seeing multiple price adjustments (just toured one that had been on the market for 83 days)
-Buyers have more options and they are generally able to negotiate more than spring or in previous years
-And if you’re a data person, here’s a few stats that help showcase some@of those things we are feeling.
*Median sales price is up 3.7% from last year in the 13 county metro and months supply is sitting around 2 months which still indicates a sellers market. Days on market is 18 days which is up 5.9% from last year.
It’s a little bit of the Wild West right now. Depending on the property, the price and the location, we could experience a competitive market and in other scenarios, it could feel a bit more favorable for the buyer.
