If you have clients that are under contract using USDA financing, there could be significant delays, even potential delays until the government is back up and running. You may be looking at needing to extend unless the USDA sign off has already been done. This usually happens at the very end of the transaction. Reach out to the lender to see where you are at in that process.
If you have a client using FHA financing and the home had been under contract with a previous FHA buyer and it fell through, you could have big delays if the case number hasn't already been transferred. There isn't anyone there to make the transfer.
If you have a borrower that is self-employed or 100% commission income the lender typically requires tax transcripts from the IRS to be in the file. If the lender doesn't already have the transcripts, this will likely case a delay.
In times past some lenders have been able to put some work arounds in place to keep things moving for some situations, but don't count on it. It can take some time for the lenders to get to a point that they are willing to consider it and they take on additional risk by doing so.
Just be aware and ask questions as you are preparing to make offers or are accepting government backed financed borrowers.
