After spending years exploring the island—and now buying a home here myself—these are six towns I’d keep an eye on before prices climb even higher.

🏡 Salemi
Authentic Sicily, affordable homes, and a growing international community.

💰 Partanna
One of the best values in western Sicily and one of the towns that qualifies for Italy’s 7% tax regime for eligible foreign retirees receiving a pension.

🌊 Terrasini
A lively coastal town with restaurants, sea views, and easy access to Palermo Airport.

✈️ Carini
Perfect for frequent travelers. Close to the airport, beaches, and Palermo without Palermo prices.

⚓ Castellammare del Golfo
Probably the priciest town on this list, but for good reason. Stunning harbor views, access to Scopello and the Zingaro Reserve, and strong demand from both visitors and buyers.

🍷 Alcamo (and Alcamo Marina)
One of Sicily’s most underrated options. You get a real working Sicilian town with excellent services plus beach access at Alcamo Marina. Great for year-round living.

🍇 Sambuca di Sicilia
Wine country, beautiful scenery, affordable homes, and one of Sicily’s best-known success stories for attracting international buyers.

💡 7% Tax Towns:
Of the towns on this list, Partanna qualifies for Italy’s 7% tax program for eligible foreign retirees. Sambuca di Sicilia may also qualify depending on your circumstances and current regulations, so always verify with a tax professional before making plans.
